  2. Confirm your requirements

Write what you need yourself or with help from Genie. Review and confirm your requirements before research begins. Research uses those confirmed requirements until you confirm a change.

  4. Read delivered research

The team checks each recommendation against your confirmed requirements before sharing it with you. Read its sources and dates, who reviewed it and which confirmed requirements they used. Compare the properties in your search.

  5. Choose your next step

Record interest or pass, ask a question or request help. These actions do not book an inspection, make an offer or contact an agent.

Why can the catalogue be empty?

The catalogue shows published properties that passed our five checks. There may not be any ready yet, or your search filters may not match the available properties.

A property stays out of the catalogue if information is missing, it fails a check or it is no longer available.

When you need a little more guidance

What are the five checks?

Three property checks (rental yield, value versus the local market and land size) and two suburb screens (rental demand or vacancy rate, and suburb growth momentum over three years). The suburb screens describe the suburb, not the property. Staff enter and check every figure from the listing, the selling agent’s statements and recorded suburb statistics; none is independently verified. Each result shows the date it was last checked. Passing is an initial filter, not a valuation or a guarantee of investment performance.

Where do I find my shortlist and updates?

Open My searches and select a search. Matches shows your delivered research. Conversation shows team messages and a separate conversation with Genie to help write your requirements.

What if a shared property is unavailable?

A shared link stops showing a property when it is no longer published. Your personal delivered history remains available in My searches, with unavailable properties clearly marked.
